Under the direction of the Director of Facilities Maintenance, the Middleborough (MSE) Mechanical Supervisor guides the Middleborough maintenance team to provide high quality services, resulting in safe and attractive facilities for the Middleborough campuses. Aided by technology, the Mechanical Supervisor will utilize resources within budget to properly perform preventative maintenance tasks and ensure corrective maintenance requests are completed in a timely manner. Together with the Director of Facilities Maintenance, the Middleborough Mechanical Supervisor works toward campus renewal efforts.

Supervisory Responsibilities

  • Daily supervision of the facilities staff assigned to MSE. Hold team accountable to provide patient-, visitor-, and staff-focused, high-quality services across the MSE campuses.
  • Utilize the work order ticketing system to assign corrective and preventative work orders. Perform periodic spot reviews to inspect work for general compliance. Initiate disciplinary action if an employee's work is consistently lacking completion, quality, and/or compliance.
  • Schedule vendors for preventative and/or corrective maintenance as necessary. Spot check to ensure high quality work.
  • Route capital request related work orders to the Capital Construction team.
  • Assign personnel to assist various trades as needed based on workload and priorities of the hospital. If resources are insufficient, flag this shortcoming to the Director of Facilities Maintenance.
  • Shift work order assignments as necessary to accommodate emergency repairs.
  • Establish on-call schedule to cover off-hours and emergency work. Responsibilities may include taking a shift as part of the team rotation and/or snow removal assistance.
  • Email users if there are delays associated with any work orders.
  • Generate reports as requested to verify the workload has been distributed fairly among all maintenance staff and that work has been completed within the target dates.
  • Work collaboratively with the Facilities Coordinator to notify campus staff and patients of upcoming work which may affect their areas: shutdowns, alarms, etc.
Compliance Responsibilities
  • Working together with the Compliance Coordinator, maintain all Facilities-related Joint Commission and other regulatory paperwork, in both digital and hard copy. Flag missing documentation and follow up with appropriate vendor and/or team member to complete documentation as required.
  • Emphasize, review, and re-teach key preventative maintenance tasks to current team members. A common approach improves overall task efficiency.
  • Ensure staff are trained in proper sanitation requirements, to include handling and disposal of hazardous materials; correct recycling rules; and proper disposal of other items such as electronics, fiberglass, carpet, wood pallets, etc.
  • Responsible for the accuracy and proper documentation of all work orders and service records, including correct employee time allocations, detailed repair information, parts used, etc. The data generated from these detailed efforts will aid future equipment troubleshooting and/or project cost estimating.
Employee Training, Continuing Education, Compliance, and Reviews
  • Oversee and provide a consistent on-boarding and training for any new hires. Promote a "safety first" work culture.
  • For newer staff, explain approach / techniques to various CM and PM using industry standards and/or code compliant methodologies to ensure completed work meets regulatory policies and code requirements.
  • Monitor monthly Healthstream reports to ensure all staff meet hospital training and compliance requirements.
  • Establish an annual timetable for the maintenance teams to thoroughly update portions of the CMMS system.
  • Suggest on-going education and mentorship opportunities within the department to create bench strength and succession plans.
  • Conduct annual reviews for each member of the MSE Facilities team.
  • Interviews and or recommends for hire, fire or disciplinary action for those mentioned positions in accordance with hospital policy and procedure.
Financial Responsibilities and Other Tasks
  • Enter requisition requests as necessary.
  • Utilize eBuy for routine purchases.
  • Help vendors track invoice status to determine if payment has been sent.
  • Verify proper tools and materials are available for use.
  • Monitor spend within budget. Submit budget allowances in support of annual budgetary efforts.
  • Other responsibilities as assigned.

Qualifications
Education
  • High School, GED, or Trade School graduate required
  • Bachelors degree in Engineering, Architecture, Business Management, Construction Management or similar background preferred but not required.
License
  • Valid Motor Vehicle driver's license required. Construction trades license preferred.
Previous Work Experience
  • Required Experience
    • 3-5 years of supervisory experience or increasing responsibilities within healthcare setting, and/or
    • 8-10 years of work at an active construction site and/or engineering experience.\
    • A mix of relevant experience may be substituted.
  • Preferred Experience
    • 3-5 years of campus experience or responsibility within a multi-building or campus setting
    • 2-3 years of working with aging infrastructure
Knowledge, Skills, and Abilities
  • Professional and proactive problem solver, able to pivot between issues easily as business needs change.
  • Ability to effect change, lead, and motivate a diverse group of front-line employees while also working independently.
  • Uses authentic leadership and problem-solving skills to resolve issues. Maintains professionalism even in difficult situations.
  • Highly proficient in computers: typing, Outlook, Excel, Word, and Teams. Uses accurate data to support decisions. Must be able to communicate as effectively in person as through an email exchange.
  • Punctual, predictable attendance on site is required. Expects the same of staff members.
  • Promotes and achieves high safety standards.
