A day in the life

Prologis is seeking a Vice President, Development for our California Bay Area markets. This position takes responsibility for managing development activities for land and building developments including site pursuit, land due diligence, entitlement, design and construction of industrial / warehouse facilities (both speculative and build-to-suit) for ground-up projects in those markets.

This individual will manage and drive a team of engineers, consultants and development professionals to ensure successful navigation through the entire development process, providing cost and budget information for investment memos, co-lead entitlement strategy with our investment teams, as well as optimize designs and contractor bidding.

This role is unique in its scale and potential to impart a lasting positive impact on the Bay Area landscape. The ideal candidate will lead the redevelopment effort on some of Prologis's key and strategic land holdings in the San Francisco Bay Area including large sites in Santa Clara, San Francisco and Richmond. The ideal candidate will drive enhanced project types with long entitlement and redevelopment time-lines, eg. Masterplan Redevelopments and Infrastructure, Mixed Use, Multi-story Industrial, Mission Critical Facilities, Data Center, Life Sciences, Lab, etc. Your ability to establish a strategic vision and work toward long-term goals will be key.

The position requires a high degree of energy, enthusiasm, outgoing personality, technical competence and professionalism. The position is preferred to reside in our Milpitas and/or San Francisco office and interact daily with Prologis Development, Capital Deployment, and Market Operation teams. The position reports to the VP, Development Officer - Northern California.

Key responsibilities include:

  • Work closely with capital deployment team members to execute pursuit projects as well as manage and deliver high profile BTS, strategic land development and complex inventory projects.
  • Develop budgets, define risks and track costs, both hard and soft, for land, infrastructure, and building construction for build-to-suit and speculative developments.
  • Develop, tender and manage a variety of sizes of projects ranging from $100M to $1B in development cost.
  • Lead a team of consultants and contractors to obtain the regional capital deployment goals and objectives.
  • Respond to build-to-suit or leasing RFP's by establishing site plans and floor plans, proposed specifications, construction budgets, and schedules. Establish, plan, and participate in regularly scheduled development meetings to communicate the company's expectations and oversee the timely completion of milestones set forth in the each of the contemplated developments.
  • Ensure internal and external customer satisfaction and exceed customer's expectations on each project.
  • Research design, construction alternatives, and value engineering opportunities that will drive innovation in Prologis' developments without compromising functionality or life cycle costs.

Key success factors include the active mentoring and management of a best-in-class development team, partnering with market deployment teams, enabling excellent communication with regional stakeholders, positive contributions to our company culture, and innovation and implementation of development best practices.

Building blocks for success
  • Minimum of 10 years' experience in a similar role working in the field of Real Estate Development, Civil Engineering, Architecture, or Construction Management.
  • Computer proficiency: MS Project, BlueBeam, Google Earth, in addition to normal Microsoft Office tools.
  • Ability to travel up to 20% of the time within markets.
  • Bachelor of Science in Construction Management, Architecture, or Engineering (Civil or Structural) is preferred, or equivalent experience.
  • Experience in Bay Area industrial development, land municipal approvals, and construction.
  • Combination of experience as project manager with a general contractor/ A&E / owner representation preferred.
  • Experience on BIM projects is desirable but not required.
  • Self-motivated with ability to multi-task and prioritize with minimal direction.
  • Excellent written and verbal communication skills.
  • A professional license (Engineer, Architect, etc.) is desirable but not required
  • Promote a positive, can-do attitude with a real focus on Customer satisfaction, efficiency, and effectiveness.
  • Be able to have fun!

Hiring Salary Range of: $178,000.00 - $244,000.00. Salary and whole compensation package (bonus target & LTI) to be determined by the candidate's location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
